We are a specialist land advisory practice focused on residential development land across Yorkshire and the North of England. We exist to bridge the gap between landowners and developers. intelligently and discreetly.
Why we exist
The residential land market is opaque. The best opportunities rarely surface publicly, and the gap between a landowner's first thought about selling and a developer's first knowledge of a site is often years. or never.
Waypoint Land Advisory was founded to close that gap. We combine rigorous site research, direct landowner engagement and deep knowledge of the planning and development landscape to surface opportunities that would otherwise remain hidden.
We work with a small number of developer clients and take on a limited number of landowner instructions at any one time. That focus allows us to do the work properly. and to stand behind every introduction we make.
How we work
Rigour
Every site we present to a developer has been assessed against planning policy, physical constraints and commercial viability. We do not introduce sites we cannot stand behind.
Discretion
Land transactions are sensitive. We treat all information. from landowners and developers alike. with complete confidentiality at every stage.
Clarity
We communicate plainly. Whether we are advising a landowner on their options or briefing a developer on a site, we say what we mean and mean what we say.
Independence
We are not tied to any developer, housebuilder or land promoter. Our advice is independent, and our interests are aligned with achieving the right outcome for both parties.
Our focus area
We operate across Yorkshire and the North of England, with particular depth of knowledge in West Yorkshire, North Yorkshire and the surrounding surrounding areas. We understand local planning authorities, emerging local plans and the specific dynamics of land supply in these markets.
